Lead the leasing, Opex, and Capex budgeting process;
Collect, review and challenge assumptions and provide AM teams with tools and guidance to analyse consolidated results in order to meet country targets;
Manage monthly reporting concerning rent roll, operational metrics, arrears, capital management and the lease pipeline;
Analyse both land development and standing assets investment opportunities;
Collect relevant data and comparable market information;
Draft teasers to present investment opportunities to the internal investment committees;
Attend site visits and technical inspections to the targeted properties;
Draft and submit LOIs;
Support the investor acquisition team to draft the UW model and provide relevant assumptions;
Arrange and attend to valuers' and lenders' site visits;
On-board and present the newly acquired assets to the asset management team;
Coordinate the sale process of Italian assets;
Proactive role together with Southern Europe MD and Portugal Asset Manager to design, improve and contribute towards monthly and quarterly library of reports concerning leasing activity, occupancy, product offering, CPI, AM workload and portfolio scoring;
Prepare quarterly reports for lenders;
Create and design added value occupancy cost reports for tenants;
Formulate recommendations for all new lease and capex approvals for submission to the HQ;
Advisory committee in accordance with the Group's internal process and approval thresholds;
Ambassador for the Portuguese property data management system, ensure that it is successfully rolledout, accurately updated and provide the support and training required to ensure that the system is employed to the fullest;
Manage independent portfolio evaluation activities, update tenancy information, validate assumptions and verify market intelligence;
Compile and store research data from external parties for all the key Portuguese logistics markets;
Support financial controllers and assist the analysis of financial results as well as payment execution;
Develop professional peer-group relationships, participate in customer and service provider meetings and establish "hands-on" knowledge and involvement with the portfolio, the markets and the company's corporate objectives.
Perfil ideal
The Portfolio Analyst must possess the following:
An undergraduate degree in real estate, business or finance;
Strong ambition to work in a fast-paced commercial real estate industry environment;
Strong analytic skills and advanced Excel capabilities are essential and commercial real estate management systems or valuations software experience preferable;
High standards of accuracy and attention to detail required;
Excellent verbal and written communication skills with fluency in Portuguese and English;
A strong work ethic, the ambition to thrive in a dynamic and demanding work environment and an ability to meet deadlines;
Willingness for occasionally travel and overnight stays.
Vantagens
The Portfolio Analyst will be responsible for performing a variety of analytic duties associated with operating a 560k sqm and rapidly growing portfolio of logistics properties across Portugal, including 1 million sqm of Assets Under Management. The Portfolio Analyst will act as the point of contact between Portugal and the central Finance and Portfolio Management teams (based in Head Office). The main focus will be the reporting on and budgeting for the performance of the assets and tenants, including the preparation of lease, development, acquisition and disposal transactions proposals, for review by the Group's advisory committee. The Portfolio Analyst is also responsible for the maintenance of files on the existing portfolio and market transactions, with monthly reporting to headquarters, and general ad hoc analysis, investment and development.
